real estate transaction in Los Cabos, Mexico. Alarming as this may
sound to you, first of all, not all agents working in the Real
Estate industry in Los Cabos are licensed. The truth is, there is
currently no licensing body here in the Los Cabos area. There are
numerous agents from the United States or Canada that held either
a Broker or Salesman license in there perspective states or
provinces. For most,this makes for a fantastic background when
marketing real estate in Cabo San Lucas, San Jose del Cabo, the
East Cape, Los Cabos.
In most cases these agents will not have forgotten the structure
that is necessary for a smooth trouble free transaction. As a
result of no licensing there are little or no repercussions for
acts which are either illegal or unethical. Have your agent
describe to you what a realtor does and why it is beneficial in
dealing with him or her and their qualifications. They should
explain to you who they represent, you and there knowledge or
lack thereof on contract law.
Drawing an enforceable contract is an important duty your agent
must perform. Though it may sound unfair, one should also have a
decent grasp of the Spanish language. After all we are in Los
Cabos, Mexico and that is the language of the land. Hopefully
they will go on to explain the fact that they understand they must
offer full disclosure of all facts and offer confidentiality to to
there contacts. Ask them to describe law of agency to you, that is
to establish who the agent is acting for, buyer or seller. Often
there is a conflict of interest and often peoples best interest
are sometimes secondary to the agent's wants and needs.
Buying real estate in Los Cabos does not have to be a stressful
ordeal if you qualify the players along the way. I have been
experiencing a learning curve for many years now and realize
that the education must be ongoing. Let me assure you that I
